Pre-Listing Inspections (For home sellers)One of the most popular inspections being requested! A pre-listing inspection helps prevent surprises for homeowners who are thinking about selling their home. A good inspection report makes your home more attractive to buyers and distinguishes your home from similar properties for sale.
Having a pre-listing inspection will allow you to see your home through the eyes of a critical third-party. A pre-listing inspection will permit you to make repairs ahead of time so that deficiencies will not become a negotiating stumbling block at the time of your sale.
One way to be sure you obtain a better price for your house is to have a home inspection before you list it. Pre-listing inspections can also prevent a lost sale because of confusion on an issue that is not a big problem, it will eliminate the need for multiple inspections if you are in a multi-offer situation, and it may encourage the buyer to waive the inspection contingency. It may also relieve the buyer’s concerns or suspicions and may help sell your house faster! A pre-listing inspection can also alert you to issues that are of immediate personal concerns.
We inspect your home and provide you with a report complete with colour digital photographs and a one page summary of the inspection highlights complete with cost estimates and time frames (if available). We also provide fifty copies of the one page summary report for distribution at your open house.

New Home ConstructionWe can also provide Pre-Delivery Inspections, 30 Day Inspections and Year End Inspections for all new home construction. The builder is required to perform the Pre-Delivery Inspection and fill out the forms with you. After that the home owner is on their own with both, the 30 Day and Year End forms. YOU have the right to have the builder repair all outstanding and/or new defective items. To do so you will have to submit 30 Day and Year End forms. Please note all forms are required to be submitted on time or you risk voiding the Tarion New Home Warranty. We are available to perform a home inspection for each of these stages.
PDI - Pre-Delivery Inspection (For new home buyers)Most new home buyers don’t know or understand what they can have the builder correct or have Tarion (New Home Warranty Program) enforce the builder to correct. Unsure of what to look for during your Pre-Delivery Inspection? We are available to assist new home buyers through the Pre-Delivery Inspection (PDI). Tarion guidelines state: “During the PDI, you and/or an individual you select to attend (your designate) will be given the opportunity to examine the interior and exterior of the home with your builder or your builder’s representative”.
The Pre-Delivery Inspection documents visible defects and incomplete items. We also ensure that upgrades and builder’s features have been included.
Pre-Delivery Inspection Fee: $195.00*
30 Day Inspection30 days after taking possession of your new home you will be required to submit a 30 Day form with Tarion. Our 30 Day Inspection service includes a standard home inspection, complete with a home inspection report and photos (if required). Usually conducted one week prior to the 30 Day form being due. (This Tarion form is only required if there is incomplete work or if new defects in your home have occurred and need to be identified.)
30 Day Inspection Fee: $295.00*
Year End InspectionDuring the last 30 days of the first year of possession of your new home, you will be required to submit a Year End form to Tarion, notifying them of outstanding warranty items. Our Year End Inspection service includes a standard home inspection, complete with a home inspection report and photos (if required). Usually conducted one month prior to the Year End form being due. (This Tarion form is only required if there is incomplete work or if new defects in your home have occurred and need to be identified.)
Year End Inspection Fee: $295.00*
Please be aware that there is a Second Year Form and a Seven Year Major Structural Defect Form that may be utilized if applicable.
* The home inspection fee is payable to the inspector upon completion of the inspection. We accept personal cheque or cash. The above fees are subject to GST.
